Offer asking price or higher
I know you might think we would say this, being the estate agent and all. But in reality, asking price is what the landlord is looking for and if you really want to secure their property, it’s the best way to put yourself in prime position. By offering below asking price, you give the landlord the opportunity to consider someone else’s offer instead of yours.
Write a bio about yourself
Potentially a bit of an unusual one, but we recommend writing a biography about yourself when applying to rent a property. Think of it as a chance to introduce yourself and make a personal connection with the landlord. Share your positive qualities, personal interests, and achievements that showcase your character and reliability as a tenant. Remember, connecting with a potential landlord is all about building trust and rapport, so let your genuine self shine through.
Flexibility around move in dates
Properties are available from a certain date often due to previous tenants or the landlords themselves moving out. Any gap between tenancies costs the landlord money and can be a key factor in their decision making when choosing between tenants. If you can be flexible to move in when the landlord needs, you put yourself in a stronger position.
Passing referencing
Double check whether you have all necessary documents to pass referencing and can prove that the property is affordable for you. Failing to pass the checks can sometimes cause you to lose your holding deposit or being asked to pay rent upfront in order to proceed. MIMs at the ready
Move in monies (or MIMs) consist of the first month’s rent and 5 weeks security deposit. If your offer is agreed, ensure you are ready to make the full payment based on the monthly rental costs. Equally, make sure your funds are in a UK bank account ready to go when they are needed.
